Just over fifteen years ago, Punta de Mita was considered a relatively discreet gem within the Mexican Pacific. Today, its evolution has placed it firmly on the radar of investors, travelers, and high-profile hospitality brands that recognize in this enclave an increasingly rare combination: low density, a privileged natural environment, and a residential offering capable of competing with some of the most established luxury destinations in the world.

In this context stands Susurros del Corazón, the residential and resort community developed by Capitol Peak Partners and operated by Auberge Collection, one of the world’s most renowned luxury hospitality brands. Beyond its commercial consolidation, the project represents a long-term commitment to how the ultra-luxury segment will evolve in Riviera Nayarit over the coming years.

“From day one, we wanted to create something that would celebrate the very best of Mexico: its culture, its artisanal richness, its nature, and, above all, the warmth of its people. For me, Susurros del Corazón represents a fresh vision of ultra-luxury that seeks to enrich the lives of our guests, homeowners, team members, and the surrounding community,” shares Christian González, general manager of the property.

His vision is echoed by Ryan Stockdale, head of real estate for Mexico at Capitol Peak Partners, who views the project from a broader perspective: “With this concept brought to life, the question mark is set aside to make way for something that is already proven and operating with great success.”

A COMMUNITY THAT PASSED THE VALIDATION PHASE

The initial formula was as ambitious as it was precise: an ultra-luxury boutique hotel integrated with a limited collection of private residences under a shared philosophy of hospitality.

Currently, Susurros del Corazón is comprised of 59 hotel rooms and 30 Auberge-branded properties: 23 private residences in three- and four-bedroom condominium layouts, as well as seven private homes. The development also includes 11 oceanfront residential lots, some of which already feature completed private villas. A fundamental component of the model is that the majority of the residences participate in the rental program operated by Auberge Collection, allowing homeowners to combine personal use with revenue potential.

That initial residential phase is completely sold out, with a few units available on the resale market—an indicator that, in the ultra-luxury segment, typically serves as a primary barometer of success.

“The unit absorption is the best testament to this. The owners are very happy, and a resale market already exists, driven by rental revenue and the appreciation their properties have achieved,” Stockdale explains.

That commercial performance has gone hand in hand with the rapid consolidation of the resort. In September 2024, Susurros del Corazón was awarded two Michelin Keys, while in 2025 and 2026, readers of Travel + Leisure ranked it as the second best resort in Mexico, in addition to featuring among the World’s Best Hotels.

For a recently opened project, these milestones are especially significant, as they reflect an accelerated positioning within an increasingly competitive market.

THE CONTEMPORARY INTERPRETATION OF LUXURY

In an industry where luxury is often measured by scale, Susurros del Corazón proposes a different vision. Here, ultra-luxury is not defined by opulence, but by the time to disconnect, privacy, authenticity in human relationships, and that deep sense of belonging that invites one to return.

The culinary offering is another fundamental pillar of its identity. Joining its two current restaurants and a variety of weekly gastronomic experiences, an oceanfront bar will soon be added.

THE NEW ULTRA-LUXURY BUYER

The commercial evolution of Susurros del Corazón also offers clues regarding the buyer profile currently defining the future of Punta de Mita.

According to Capitol Peak Partners, the majority of their clients hail from the U.S. West Coast, particularly California, as well as markets like Texas and Colorado. Domestic clients are also present, primarily from Guadalajara, Monterrey, and Mexico City.

“These are more relaxed people with a culture tied to surfing and outdoor living, but who simultaneously expect a certain level of luxury, service, finishes, and programming,” Stockdale notes.

The commercial strategy has also evolved. While in the early years the goal was to consolidate the hotel operation, today the steady stream of guests has become one of the main channels for attracting new homeowners.

In other words, those who arrive as visitors have the opportunity to experience the community before making an investment decision. The result combines hospitality, lifestyle, and real estate into a single proposition.

A VISION THAT IS JUST BEGINNING

Susurros del Corazón was conceived as a long-term community whose growth is projected in phases to preserve its low density, quality of life, and the essence of the destination.

The second phase, currently under construction, incorporates 24 new residences with ocean views and represents the next step in the project’s consolidation. “With its completion projected for the spring of 2028, the master plan will only reach approximately 30% of its total development,” Stockdale explains.

Subsequent phases contemplate the residential enclaves of La Cala and Punta Celeste, accompanied by an expansion of amenities that will include new beach clubs, dining experiences, wellness spaces, and recreational activities—always under the vision of creating an intimate community connected with its surroundings and designed to be enjoyed for generations.

At a time when destinations such as Los Cabos, Cancún, and Tulum face challenges associated with rapid growth, Punta de Mita appears to benefit from this circumstance. Its peninsula geography, limited land availability, and the presence of developers with long-term vision have helped preserve a growth model that is more restrained and oriented toward the premium segment.

“For a project here to be profitable, it has to deliver a product that justifies a high price per square meter,” Stockdale explains. “That raises the bar for what gets developed: projects designed to offer a better quality of life, where design, amenities, and integration with the local community form part of a much more comprehensive residential experience.”

From that perspective, Susurros del Corazón has become a key player in the international positioning of Riviera Nayarit. Its accolades, the real estate appreciation recorded by its initial residences, and its commitment to moderate density contribute to reinforcing the region as one of the most compelling luxury markets in North America.
