In Bucerías, Nayarit, one of the most established micro-destinations for real estate development in the Bahía de Banderas, an infrastructure project is underway that promises to improve the quality of life for its residents and the overall attractiveness of the region. The project involves the resurfacing of Av. Los Picos, a road that will provide better connections and more efficient access to what is known as the North Coast of this city.
Part of this project is being led by Castilla Inmobiliaria, the company responsible for the development of Arama Bay, a premium residential development that will mark a milestone in the development of Bucerías as a residential destination.
In a recent interview with the Vallarta Real Estate Guide editorial team, architect Aarón Enríquez, general director of Castilla Inmobiliaria, discussed the paving of Av. Los Picos and its impact on both the Arama Bay development and the local community.
A COMPREHENSIVE URBAN IMPROVEMENT PROJECT
The paving of Av. Los Picos is not a simple resurfacing. Architect Aarón Enríquez explained that the project involved the complete renewal of the underground infrastructure, including the replacement of drainage and drinking water pipes: “We knew that the existing pipes were made of asbestos and were over 30 years old. If we were going to pave the road, it was necessary to replace these pipes to avoid having to tear up the pavement in the future,” he said. This comprehensive vision ensures that the new avenue will not only be aesthetically pleasing, but will also provide a modern and functional road for decades to come.
In addition, the project includes the use of hydraulic concrete, a material that guarantees greater durability. “Originally we had planned to use cobblestones, as Av. Los Picos had been built that way. However, the Bahía de Banderas City Hall indicated that it would be best to use hydraulic concrete, which has a lifespan of up to 50 years,” he adds. This ensures that the new road will be able to withstand traffic and weather conditions, providing a long-term solution.

Although the paving is directly linked to Arama Bay, a premium condominium development that has already attracted national and international investors, the project will benefit all residents in this part of Bucerías. The new road will improve access to the area, eliminating potholes and other obstacles that have hindered traffic. “Residents, both current and future, will enjoy a modern road that will undoubtedly increase the value of their properties,” assured Enríquez.
The Arama Bay development will also benefit directly, as one of the most important issues for buyers is access to the property. Enríquez highlighted: “A few months ago, one of the concerns we received from potential clients was the state of the road. Now that the project is underway, we expect the remaining units at Arama Bay to sell more quickly, as we will not only be offering a high-quality product inside, but also the road infrastructure to match”.
The project, which stretches 147 linear meters from Arama Bay to the Sukha Beach House restaurant, is part of a joint effort between Castilla Inmobiliaria and the Bahía de Banderas Town Hall. According to architect Enríquez, the Town Hall also has plans to pave the rest of Av. Los Picos to the south, extending to other key areas of Bucerías. While details are yet to be finalized, it is expected that collaboration between the private and public sectors will continue to drive the development of this micro-destination.
“As a developer, we’re paying 100 per cent of the paving costs because we know it’s not just an investment in our development, but in the future of Bucerías,” he points out.
