In the August 2017 edition, the Vallarta Real Estate Guide editorial team published on its cover the article “The New Generation of Real Estate Agents,” where three talented young people who were just starting out in this industry shared their views regarding how they believed they were perceived at the time, as well as the talent and skills they could bring to their respective real estate agencies.
Today, after four and a half years, we approach Miles Gallardo, real estate agent with RE/Max Destiny! and Daniel Álvarez, real estate agent with Boardwalk Realty (two of the protagonists of that publication) to learn how their professional careers have evolved in the real estate industry in the Banderas Bay market, while sharing their vision and plans for their businesses in the future.
Main Learning
“What I’ve learned is to take things calmly, but to be consistent. Doing things quickly and/or with the anxiety of already wanting to have something concrete can result in overlooking important details in my work. On the other hand, since the market is changing rapidly—prices, inventory and locations—it is very important for real estate agents to stay up to date so that we can share the most accurate information with our customers,” says Gallardo.
“In relation to this, you always have to look for ways to offer an increasingly vast service; thus, your customers will have the certainty that they can trust you. Likewise, the after-sales service and having a database to recommend suppliers to clients needing additional services at their new home are factors that contribute to strengthening this relationship. Similarly, staying up to date with the AMPI inventory is essential,” explains Álvarez.
Current Projects
“Although I have several listings, the most prominent of them is Ataraxia Residences Sayulita, a development located in that magical town of the Riviera Nayarit that is composed of 12 two-bedroom apartments with two bathrooms. Traditional in style, but with luxury finishes, its main amenity is a rooftop with an infinity pool, a sun deck with stunning views, a bar and a multipurpose area,” shares Álvarez.
“This month begins my most anticipated listing. This is Santa Bárbara 862, a condominium located in the Conchas Chinas neighborhood that will house 30 units with floor plans ranging from one to three bedrooms. Although the building itself is a modern style, it will include traditional Mexican accents and amenities such as a rooftop pool, a gym and a shared golf cart to take tenants to the beach,” adds Gallardo.
Experience that Pays Off
“2021 was one of my highest producing years in the destination’s real estate industry. Conservatively, I think I sold more than 7.5 million USD over the past 12 months. Compared to 2019, which was also an excellent year for us, this amount represents a 30 percent increase on my personal sales record. I think this is because of the great demand which means everything is now being sold practically at list price and there is not so much room for negotiating prices down. In addition, sales are realized with greater speed,” explains Gallardo.
“Yes, 2021 was definitely a wonderful year for everyone involved in the real estate industry in Puerto Vallarta and Riviera Nayarit. Although I am one of the youngest agents of the destination, in my favor, I have my education in the field that supports my role as an agent. Because I am an architect engineer, and I have a master’s degree in valuation, this allows me to better represent my clients by dealing more easily with issues related to construction and property values. My numbers amounted to just greater than 9 million USD over the past year, which is 60 percent more compared to my sales made in 2019,” says Alvarez.
Vallarta · Nayarit Real Estate Activity Perspective in 2022
“I see it as active or even more active than last year, especially because of how the market moved during the last three months of 2021. In addition to the confinement caused by the pandemic and that it is now easier to carry out work from a home office, many of the buyers have reconsidered the idea of investing in a property here in the bay. In this way, they can live in paradise while working from home. If the trends continue like this, 2022 will be very successful for the real estate industry in the Banderas Bay region,” concludes Álvarez.
“The numbers look very good and flattering for everyone involved in real estate. There is limited inventory, so the next projects to come out are also going to sell very quickly, especially considering the privileged locations in which these projects are going to be developed. The projections look very interesting and promising for the future. Therefore, we are actively in the search for new land and construction opportunities, as the market is demanding it,” concludes Gallardo.
