FRACTIONAL MODEL

The concept is simple yet powerful: the property is divided into 10 fractions, each representing 10 percent of the total cost. Owners purchase these fractions and are entitled to enjoy the property for five weeks a year (one in the high season and the remaining four in an ordinary period). The fractional model not only significantly reduces the initial purchase cost, but also shares the maintenance fees among the co-owners, making a luxury vacation property much more accessible and sustainable over the long term.

DIFFERENCES BETWEEN FRACTIONAL MODEL AND TIMESHARE

The fractional and timeshare models represent two different approaches to real estate ownership and use. In the fractional model, owners have legal title to the property, share maintenance fees and can resell their fractions at market price, allowing them to grow their investment. Generally, this model involves a limited number of owners, providing a sense of exclusivity and control over the property. Timeshare, on the other hand, grants the right to use a resort for a specified period, with maintenance fees managed by an outside entity. Unlike the fractional model, time-sharing involves the termination of the rights at the end of the contract. In addition, time-sharing typically involves many people with usage rights, which may result in a less exclusive experience.

PROPERTY SELECTION

“One of the main features a property must have to be considered within our model is to be beachfront, which includes stunning ocean views. In addition, there must be communal amenities such as pool, gym and lounge areas, as well as a restaurant and bar service. The idea is for owners to have all the comforts of a 5-star hotel within the same development,” commented Quezada.
