The construction of Thompson Puerto Vallarta Hotel & Residences has generated great anticipation and interest since the foundation was laid in February 2025. It is a development that combines a premium location in the North Hotel Zone, world-class hospitality, exclusive amenities and an architecture design that will be an iconic landmark in the city. The concept of this project will redefine the ultra-luxury branded residential and hospitality offer in Puerto Vallarta.
Behind this ambitious project is Related Group, an American firm with more than 40 years of experience. Headed by Jorge Pérez, the company is recognized for its projects in Miami and Cancún, as well as for developing the Icon Vallarta condominium in our city over 15 years ago.
To delve deeper into the vision and concept behind Thompson Puerto Vallarta Hotel & Residences, as well as its construction progress, unique features and the surprising market response, the Vallarta Real Estate Guide editorial team spoke with José Motta, vice president of Related Group and Marco Mendoza, the residential sales executive for this impressive real estate development.

A BRAND WITH ITS OWN DNA: WHAT SETS THOMPSON APART?
Thompson Hotels belongs to Hyatt and is part of its lifestyle luxury portfolio, a segment that blends contemporary sophistication with advanced design experiences with distinctive gastronomy and a lifestyle-friendly environment. With a global presence and a loyal following, the brand stands out for its European, modern and five-star approach.
“It will be the first ultra-luxury resort in this part of Puerto Vallarta that will really compete with Punta Mita projects,” says Motta. By this he refers to a key differential: Thompson Puerto Vallarta will offer a concept focused on personalized experiences, sophisticated design and exclusive services for both residents and guests.
The 26-story tower will feature 84 suites (all larger than a standard room) and 155 high-end residences of different types, of which 29 will be offered fully furnished. This unit mix responds to the international trend and demand for branded residences, which combine the security of a real estate investment with the services and amenities of a luxury resort.
WORK PROGRESS: THE TOWER RISES OVER THE BAY
After an extensive deep foundation stage, construction has now entered an accelerated pace. Both Motta and Mendoza agree that progress has been solid, orderly and on schedule.
A little more than ten months after the start of construction, the project has already reached the fourth story, with an estimated progression of two weeks per floor. From Av. Francisco Medina Ascencio, one can see structure begin to take shape, projecting the magnitude of the development.
“After months when nothing could be seen from the outside because of the excavations and placement of piles, now the tower has begun to emerge and, starting straight from the lobby itself, the views of the ocean are spectacular,” says Mendoza.
At the current rate of construction, the first residences are scheduled for delivery in December 2027. The building schedule considers not only the construction of the tower, but also the complete installation of amenities, which are essential to operate under the Thompson brand.

ARCHITECTURAL DESIGN INSPIRED BY A SAILBOAT
The design company is Arquitectonica, the same international firm that designed Icon Vallarta. Their proposal for Thompson Puerto Vallarta is based on an elegant and dynamic concept: a tower with a silhouette inspired by a sailboat, with lines that evoke an inspiration of continuous movement.
The balconies are not flat or repetitive. Each one has different dimensions, which generates a unique volumetric play and a fluid aesthetic with the bay. Motta stresses that the building will be visible not only from the main avenue that connects the airport with the city center, but also from the ocean, becoming an architectural landmark in the region.
For interior design, the renowned studio of Sofía Aspe has developed a style that mixes contemporary elegance with Mexican details and tones inspired by the tropical environment. The result is a concept that honors the Mexican Pacific and the relaxed yet sophisticated lifestyle that characterizes the Thompson brand.
AMENITIES THAT REDEFINE THE CONCEPT OF BEACHFRONT LUXURY
Notable planned spaces for Thompson Puerto Vallarta include:
In addition, the residences have integrated smart technology, premium finishes and views that span from Punta de Mita to Mismaloya.
THE MEXICAN MARKET RESPONDS: AN UNEXPECTED PHENOMENON
Unlike Icon Vallarta, where sales were half domestic and half foreign, at Thompson Puerto Vallarta 90 percent of the buyers are Mexican, mainly from Guadalajara and Mexico City.
Currently, prices start at 130,000 MXN per square meter, with units ranging from 80 to 700 square meters. Market acceptance has been so strong that Related Group is already planning a new project in the region.
A NEW STANDARD FOR PUERTO VALLARTA
With its innovative design, alliance with Hyatt, privileged location and world-class amenities, Thompson Puerto Vallarta Hotel & Residences is shaping up to be one of the most influential developments of the next decade.
With a total investment of 350 million dollars and creating more than a thousand direct jobs during its construction stage, this development represents the arrival of a new standard of ultra-luxury in Banderas Bay. Its impact is already being felt in the added value of the city and in the positioning of Puerto Vallarta as a destination capable of attracting projects of the highest global standards.
