In recent years, the Aralias neighborhood has experienced steady growth in real estate development. Located around three of Puerto Vallarta’s busiest and most important thoroughfares, this area is characterized by its tree-lined streets, proximity to shopping, well-maintained parks, and a mix of residential and vertical projects that provide a peaceful, family-friendly environment.
In this third installment of a series of special articles dedicated to highlighting the qualities of emerging areas in our city, we will explore in depth the attributes and characteristics that make Aralias one of the most attractive neighborhoods for real estate development.
Rodrigo Gil, president of CANADEVI Jalisco (Cámara Nacional de la Industria de Desarrollo y Promoción de Vivienda) and director of Functional Living, the developer of Torre GIA—a vertical project that begins construction this month in the Aralias neighborhood—along with the Vallarta Real Estate Guide editorial team, explore in detail the potential and real estate context offered by this area of the city.
“In Puerto Vallarta’s dynamic real estate market and its constant evolution, the Aralias neighborhood has attracted the attention of local and national developers due to its strategic location and, therefore, its increasing value,” explains Gil, adding, “For some time now, Puerto Vallarta has been one of the most important markets in the country and its real estate stability is remarkable. Together, these factors contributed to the decision to build this project in this area.
Gradually, Puerto Vallarta’s real estate boom has led to the growth of various neighborhoods that are now positioning themselves as highly attractive options for real estate investment.
ARALIAS: A NEIGHBORHOOD ON THE RISE
The Aralias neighborhood stretches along three of Puerto Vallarta’s main avenues: Francisco Villa, Los Tules and the recently renovated Paseo del Marlín. “This not only makes it incredibly convenient, but also provides easy access to other areas of the city with more activity,” adds our interviewee.
In addition, due to its proximity to Fluvial Vallarta and Versalles, currently two of the most dynamic neighborhoods in Puerto Vallarta, Aralias has experienced significant growth in infrastructure and services, positioning it on the city’s real estate map as an excellent area for developing projects that highlight the city’s urban attributes while remaining close to the destination’s tourist attractions.
“The Aralias neighborhood and its surroundings are areas where all services are already established. Its proximity, within walking distance, to workplaces, as well as commercial and leisure establishments, makes it a very central and well-developed location,” he affirms.
With the presence of membership stores and supermarkets such as Costco and La Comer, as well as medical facilities, schools, a variety of restaurants, and recreational areas, the Aralias neighborhood offers a balance between the tranquility of a residential environment and the convenience of having essential services nearby.
“For these reasons, Aralias attracts both families and professionals who are looking for a more comfortable and accessible lifestyle,” emphasizes Gil.
IMPACT OF VERTICALIZATION IN ARALIAS
The phenomenon of verticalization in the Aralias neighborhood is a trend that Rodrigo Gil sees as key to the future of real estate development in the area. As the availability of land becomes increasingly limited, vertical construction is a natural solution to meet the demand for housing in an ever-growing market.
“As in the big cities of the country, the current trend is verticalization. I believe that in this area of Aralias we will see more and more of this type of construction. This transformation, which will take place naturally, will not only increase the density of the population, but will also increase the value of the properties, benefiting both the current residents and the developers.”
However, this trend poses challenges and raises questions about the immediate future of the horizontal housing complexes that currently exist in Aralias. According to our interviewee, land regeneration could occur as the current constructions are transformed into vertical developments. This will largely depend on the willingness of the residents to adapt to this change. As he mentions, it is a process that may be a bit slow, but ultimately inevitable in the context of large cities.
FUTURE VISION FOR THE ARALIAS NEIGHBORHOOD
Rodrigo Gil sees an optimistic future for this area of Puerto Vallarta. The director of Functional Living envisions the Aralias neighborhood as a major growth center in the city, especially, as previously mentioned, in the construction of vertical projects.
“With the launch of a residential and commercial project like Torre GIA, which will be a tower of 63 units distributed over 11 levels, with one- and two-bedroom floor plans, it is likely that the area will begin to attract investments and developments that will strengthen its position as one of the most promising areas in the local real estate market.”
Gil’s perspective highlights the importance of developing projects that not only respond to current market demands, but also anticipate future trends in urbanization and real estate development in Puerto Vallarta.
