However, there are other aspects that can significantly increase its value, such as the condition of the property and any improvements which have been made to the original building.

To learn more about the process of remodeling a property, the Vallarta Real Estate Guide editorial team approached architect Aldo Joya, who runs AJ + ARCHITECTS, a Puerto Vallarta-based firm that specializes in architecture, construction, and interior design projects.

“From my point of view, the key factor of a renovation is to define how the property will ultimately be used. For example, is the owner going to live there fulltime, will it be a vacation home, is it going to be a rental property or is it the ultimate goal to sell it? Once that is determined, an architect can create or offer the best proposal for each need.”

Our expert mentions that the basis of a remodeling successful that will most contribute to increasing the value of a property lies in understanding and satisfying all the needs of the owner: “It is crucial to listen and take into account their requirements, because the space they originally acquired was created for certain purpose, and now we must consider how to make it personalized and designing a functional and/or aesthetic space that is really enjoyable.”

As such, the ideal process for a remodel begins with a detailed conversation. “Once needs are identified, a proposal is put forward that will create the style that the owner wants from the colors, spaces and lighting to the textures and the ultimate environment that they want to create. Then, a concept is put together, which is passed on for approval and, finally, the work on the project begins.”

Joya points out that there is currently a trend towards natural materials, such as solid woods and stones, that is especially noticeable in our beach destination. He also highlights the importance of creating timeless and sustainable design concepts to avoid falling into a passing fad that will soon become dated.

MATERIALS AND FINISHES WITH THE HIGHEST RETURN ON INVESTMENT

The architect stresses the importance of using authentic materials that are appropriate to the level and location of the property. “For example, if you have a unit in more affordably priced area, it’s really not advisable to do something very high end because it’s not going to fit. Specifically, if you are considering selling that condo later, having high luxury details and finishes may actually make it hard to value and sell. However, if the owner is thinking of living there permanently, then you may want to put in those types of elements and more. It depends on each owner and each project. The idea is to be aware and very focused on the end user to create a proposal that really adds value.”

To face the challenges of budgets and late delivery times, Joya recommends having detailed planning from the beginning, where owners make clear decisions and do not have constant changes during the process. He also highlights the importance of having transparent communication about actual timelines and costs to avoid surprises.

To choose the right architect or contractor, Joya advises looking for professionals who have experience and are specialized in the type of project required. “It is important that they know and have experience in similar projects. That way, they will know how to best face the any challenges that arise,” he says. 

COMMON REMODELING MISTAKES

One of the most common mistakes Joya observes is the tendency of homeowners to want to replicate exactly what they see in photos from magazines or off the internet, without considering the viability and functionality of their own space. “It is important that each project is analyzed and adapted in a way that is functional and aesthetically pleasing, not just trying to mimic an image,” he warns.

THE IDEAL TIME FOR A REMODEL

Joya says that there is no specific time to carry out a renovation project, since everything depends on the owner. Ideally, however, they should be planned and carried out at the pre-construction stage, to avoid unnecessary demolitions and to allow for the adaptation of spaces to be much more efficient.

“Remodels can completely transform a property, increasing its value and functionality. It is essential to have a clear vision of what you want to achieve and it will always be easier to work with professionals who can conclude the entire process properly. Investing in a well planned and executed remodel can even double the value of a property,” concludes Joya.
