Fluvial Vallarta: Its Appeal for Developers and Investors

Throughout our tourist destination, there are various areas that have gradually experienced real estate growth. This series of special articles highlights the distinctive qualities that some of the region’s most prominent developers have found in these areas to carry out their projects.

In this second part, the Vallarta Real Estate Guide editorial team spoke with Brando González, commercial director of Grupo GOVA, who shares the unique characteristics that this development company found in Fluvial Vallarta to simultaneously build Valarte and Hábitat, two of its latest recent projects.

“Fluvial Vallarta is the geographic center of Puerto Vallarta. It is an area that provides enviable connectivity, as it is practically surrounded by the city’s main arteries, including Francisco Villa Avenue, Francisco Medina Ascencio Avenue, and Mexico Avenue,” says González, who adds that this promotes easy access to shopping plazas, entertainment areas, and consumption centers, as well as other strategic points in the bay.

“In addition, Fluvial Vallarta is one of the neighborhoods with the best infrastructure and planning in all of Puerto Vallarta. All the services and wiring are underground, the roads are hydraulic concrete, and the traffic flow is well marked. That adds a lot of value,” he adds.

THE MOTIVATION TO DEVELOP IN FLUVIAL VALLARTA NEIGHBORHOOD

Before starting to build their projects in this area, Grupo GOVA watched the development of the neighboring areas of Fluvial Vallarta. “It was not only about taking advantage of the independent growth of Fluvial Vallarta, but also of the nearby neighborhoods. An example of this is Versalles, which is becoming a gastronomic district comparable to some places in Mexico City and/or Guadalajara. There is also a lively atmosphere, but much quieter compared to the action happening in the Romantic Zone and/or El Centro. Here it is much more organized and ends up being very attractive.”

In addition, although not a major factor, the proximity to supermarkets such as Costco and La Comer is a significant plus that generates a lot of interest. “Fluvial Vallarta combines the tranquility of a well-urbanized and well-designed neighborhood with the advantage of being close to all the best that Puerto Vallarta has to offer,” explains González.

On the other hand, Fluvial Vallarta’s location stands out: “Practically, this neighborhood is five minutes from the beach, as well as 15 minutes from the airport and the bus station. Not only are residents well connected for travel, but they are also steps away from restaurants, shopping, entertainment, and bars; in other words, everything is close at hand.”

FLUVIAL VALLARTA NEIGHBORHOOD: AN AREA IN GROWTH

The development of Fluvial Vallarta has been gradual, driven by a combination of demographic and socio-economic factors. “This area was created with the goal of attracting a residential target that, over time, has consisted of both national and international buyers.”

The availability of land in this neighborhood is another key factor in its future development. “We are talking about Fluvial Vallarta being the only area in front of Francisco Medina Ascencio Avenue where there is availability of land to build. Although some have commercial uses and others residential, it is important to emphasize that they are low-density areas. This guarantees that growth will remain orderly, in line with the existing properties, and that the added value of the area will continue to increase,” explains González.

THE EXCLUSIVITY OF FLUVIAL VALLARTA

“It must be understood that in Fluvial Vallarta a lot of things are taken care of, including who buys and how they use the property. In addition, it is being monitored that there is not much difference between the current type of construction and the future. This will undoubtedly contribute to maintaining the residential level of this neighborhood, but for this very reason the absorption here is slower, reflecting the exclusivity.”

FUTURE OF FLUVIAL VALLARTA NEIGHBORHOOD

Fluvial Vallarta’s growth reflects its potential: “Currently, this neighborhood is an area of high intrinsic value, whose unbeatable location within the urban area of Puerto Vallarta has positioned it as one of the most notable real estate markets in the Bahía de Banderas,” explains González.

“In addition, with its superior infrastructure, Fluvial Vallarta naturally attracts buyers looking to invest in a well-connected environment that offers an exceptional lifestyle. Its sustained growth ensures that this neighborhood will continue to be a benchmark in the Puerto Vallarta real estate landscape,” concludes González.
