For Puerto Vallarta and Riviera Nayarit, the second quarter of 2021 has been outstanding in terms of real estate sales. According to Flex MLS, from April to June sales increased 50 percent compared to the first three months of this year. Sales from January to July of this year are equal to 75 percent of the total sales registered in 2020. This period of sales is also equal to 65 percent of everything sold in 2019.
These numbers look better when compared as sales volume. The first six months of 2021 reached a total sales volume of 270 million USD, while sales for the entire year of 2020 reached 336 million USD.
Most of the sales made in 2019 took place on the south side of downtown Puerto Vallarta, at 23 percent. In 2020, this same area increased its percentage of total sales to 27 percent. In the first half of this 2021, the south side also leads the market preferences with 18 percent. That number, however, of total sales is currently tied with the South Coast of the Bay of Banderas (Amapas, Conchas Chinas, Garza Blanca and Sierra del Mar).
While in 2020 the average sale price for houses and condos was 336,000 USD, the average sales price in these first six months of 2021 has jumped to 376,000 USD, which means an increase of 11 percent.
